High Street Retail Unit Appraisal*

The subject property is a high street retail unit located in a primary European capital city. Based on the market analysis, the current use as a restaurant does not represent its Highest and Best Use. For valuation purposes, being a Trade-Related Property, it is also essential to perform a careful analysis of the economic sustainability of the rent for the envisaged User. The case also illustrates some of the peculiarities of high street retail units, with a focus on why they are so appealing for institutional investors and high net worth individuals (HNWI).
